Helical pile installers by city
Helical Piles in Virginia
Virginia's foundation problems change from region to region. In Northern Virginia, Fairfax County's homeowner's guide to marine clay explains that these soils contain montmorillonite, a clay that shrinks in dry spells and swells when wet, and that settlement and heave of footings is the most common result. The Shenandoah Valley has sinkholes, and Hampton Roads sits on low, wet coastal sediment. Helical piers suit all three because they can be advanced through weak or reactive layers to firmer bearing, with little excavation in established neighborhoods.
Helical pile cost in Virginia
We could not find a Virginia installer that publishes helical pier prices, so the figures below are national ranges. Virginia quotes vary with soil, pier count, depth and access.
| Source (national) | Price | Scope |
|---|
| Helical Anchors, Inc. | $350 to $700 per pile | Decks, porches and accessory structures |
| Helical Anchors, Inc. | $500 to $1,200 per pile | Additions and light commercial |
| Helical Anchors, Inc. | $2,500 to $3,500 per pile | Marine, dock and boardwalk work |
| SlabLocal | $1,400 to $3,000 per pier installed | Residential foundation repair |
For a whole house, Today's Homeowner puts a typical national repair at $15,000 to $30,000, at about $3,000 per pier. Model your job with our helical pile cost calculator and read the helical pier cost guide for what moves the price.
Soils and frost depth in Virginia
Fairfax's marine clays occur mainly in the southeast of the county, east of I-95 and I-395. The county guide describes underpinning with steel piers driven or drilled into deeper, more stable soil and bolted to the footing with a bracket, which is the same principle a helical pier uses.
Out west, Virginia Energy, the state's geological survey, says the main sinkhole area is the Valley and Ridge, a karst belt of limestone and dolomite that follows I-81 through 27 counties, and that collapse can badly damage buildings. The same agency describes the Coastal Plain as unconsolidated or partly unconsolidated material.
Each locality sets its own frost depth in Table R301.2(1), so check yours:
On marine clay, piles usually go far below these minimums. Our frost heave guide covers how shafts resist uplift.
Permits and codes in Virginia
Virginia uses one statewide code, the Uniform Statewide Building Code (USBC). The 2021 USBC, based on the 2021 International Codes, took effect on January 18, 2024, according to the Department of Housing and Community Development. In an April 2026 memo, DHCD still described the 2024 cycle as proposed regulations, so the 2021 edition is the one to plan around.
- Houses and decks: helical piles are usually accepted through an ICC-ES evaluation report under AC358 or an engineer's design. See our permits and codes guide.
- Problem soils: on mapped marine clay, counties may ask for an engineer's design listing pile depth and the installation torque tied to capacity.
- Permit: the county or city building department issues it for decks, additions and foundation repair.

How to choose an installer in Virginia
Compare the Virginia companies listed on this page, then use our guide to hiring a helical pile contractor. Ask whether the crew has installed on mapped marine clay or karst, how it records torque for the inspector, and which evaluation report covers the product. Make sure every bid uses the same pier count, depth assumptions and warranty terms.
Virginia helical pile FAQs
Do helical piles work in Northern Virginia marine clay?
Yes, they are often chosen for it. The piles pass through the shrink-swell clay to stiffer soil, and the engineer may check the shaft for uplift from swelling clay.
How deep do helical piles go in Virginia?
At least below the local frost line, which ranges from 16 to 24 inches in the localities above, and then until torque readings show enough capacity.
Do I need a permit for helical piers in Virginia?
Yes, for most structural work including decks, additions and foundation repair. Your county or city building department sets the submittal requirements.
